| Job Description: Edgewood Properties, a leader in the state's largest mixed-use commercial projects, currently seeks an experienced and competent individual with an emphasis and expertise in retail shopping centers for our Piscataway corporate office. These projects consist of millions of square feet in various phases of development. The ideal candidates will have extensive experience in retail shopping centers as a Lease Administrator. They will be detailed oriented, extremely organized, have strong written and oral communication skills and wiliness to interphase with all departments, specifically Accounting, Legal Construction and Leasing. There will be a base salary, an extensive benefit package including paid vacation and a 401K program. Responsibilities will include but not be limited to: 1. Review all pre-existing Leases, Amendments, supporting documents, Lease Summaries ("Abstracts") and Commission Agreements for accuracy. 2. Review all new Leases, Amendments, Abstracts and supporting documentation for accuracy prior to being submitted to the CEO for signature. Upon completion of such review and upon subsequent signature, all information is to be inputted into the system. 3. Provide new tenant "welcome letters" 4. Setting up and maintaining a centralized file system including scanning new and existing leases, along with all continuing correspondence into the system and the central lease file. 5. Monitor and set up yearly inspections (Sprinkler, Insurance etc.) 6. Change over tenant utilities and track Tenant "move-out"/vacancy reports. 7. Ensure that all construction deadlines are tracked. 8. Prepare all reports for month to month tenancies, future Lease expirations (e.g. 12, month, 6 month, 3 month, 1 month), delinquencies, defaults, dispossess actions, sales reports (annually and monthly), etc. 9. Organize and monitor Percentage Rent tracking system. Distribute reports to appropriate personnel. 10. Ensure that all financial obligations from both Landlord and tenant outlined in each Lease are met in a timely fashion. 11. Confirm the accuracy of commission invoices and the applicable due date. 12. Maintenance of Tenant Emergency List and Tenant Contact List. 13. Check and monitor all tenant insurance requirements. 14.
